How property experts see the future of house prices

Selling your home is always challenging, no matter what the market is doing. Naturally, some houses are easier to market than others whatever the climate, but whether selling at the entry level or high-end of the market, a critical aspect to get right is the valuation.

Setting a valuation is not an exact science, calling for a number of factors to be taken into consideration, and each local estate agents is likely to give a unique amount. Indeed, ask anyone and they will proffer their opinion.

The truth is, nobody other than the eventual buyer can truly value a property, However, there are many so-called experts in the property world that are willing to forecast the landscape for UK house prices. Yet, like Tom, Dick and Harry on the street, they all say very different things.

When asked for their opinions on the market in 2012 for example, respected voices in the industry could not agree on the direction of house prices. Popular property website Rightmove said it expected asking prices to increase by 2% for example, yet Nationwide building society predicts them to remain flat.

Complicating matters even further, property analysts Hometrack suggest there will be a 3% decline in asking prices. In a rare example of solidarity, RICS agree with this, though have also said the fall could be as much as 5%. With all this confusion, thank goodness for Halifax building society, who have helpfully said that prices will fall by 2%, or possibly rise by 2%.

These confusing findings are enough to give any vendor a headache but, in essence, the only people that should really be relied upon to give an accurate asking price are the best estate agents in a local area.
